Built for West Coast Green, a 2007 green conference in San Francisco, this 725-square foot residence is a unique haven whose sustainable elements—green roofing system, water catchment system, and recycled building materials—result in a zero energy bill. The warm, thoughtful, multifunctional design of the home, with its slanted wood siding, high ceilings, and skylights, reflects the influence of rural Iowa, where I grew up.       <image:caption>Northern California I am happy to share these photos of a recent project we designed in northern California. I designed the home with Studio 101 Designs and it was built using modular construction by Blazer Industries. The home was set during a 2-day period from 2 modules and then finished (or “buttoned up”) after that. This is a lovely example of designing a space to feel larger than it is through the use of open spaces, high ceilings, high clerestory windows, sculpted natural light and lots of glass doors to outdoor spaces. The home produces its own energy through PV panels, and is designed with super efficient systems to reduce the amount of energy and water required. Through the use of things like radiant flooring, spray in high performance insulation, dual-pane glazing, high efficiency cooling systems, the home exceeds California’s Title 24 compliance requirements by 30%. The project went through an exhaustive evaluation as a part of the California Solar Initiatives New Solar Homes Partnership (NSHP) program which helps create a self-sustaining solar market by ensuring high levels of energy efficiency in projects seeking solar system rebates. The 5kW roof mounted photovoltaic system produces the homes energy leading to it being a net-zero energy self-sustaining home. The siding is FSC certified clear cedar with cement board accents. The flooring is strand woven bamboo, the cabinetry is also FSC certified and interior finishes were chosen for no and low VOCs. Love it.</image:caption>

      <image:caption>Santa Barbara Custom Prefab Ellen Rockne, an accomplished singer and artist, and Brian Andreas, a talented writer and artist, owned a lush garden lot in a beautiful neighborhood near downtown Santa Barbara. Co-founders of an imaginative performance and storytelling company called Storypeople, the couple approached Kaufmann with a commitment to creating a cutting-edge, “fully green” home. Ellen and Brian made a movie showing their existing lot, which contained an old studio structure and neighboring tower. “It was a great way for us to understand the site,” said Kaufmann, “we really wanted to play off the tower.” Due to existing conditions, site limitations, and the needs of the clients, Kaufmann designed a custom, three-bedroom-plus-studio. One side of the home became a two-story structure, and the one-story side took the neighboring tower as its background, blending and connecting the new with the old. The owners chose to “deconstruct” the existing home/studio. Deconstruction, an alternative to demolition, involves taking a structure apart by hand and salvaging as many of the pieces as possible –which creates less waste in landfills.  Just before the deconstruction, the ever-creative Rockne-Andreas’ gathered friends and neighbors for a “graffiti party,” where everyone lavishly painted the interior and exterior of the soon-to-be-deconstructed home. (show photos) While Ellen and Brian loved modern lines and warm materials, they are also thoughtful neighbors who wanted their home to fit comfortably into the existing community. To achieve this, Kaufmann executed a modern take on the local storybook Spanish-California style: “The choice of exterior materials was the key to this,” Kaufmann said. Cor-ten rusted steel was chosen for the outside of the home, whose dark red and brown palette mimics the clay tile roofs of many of the neighboring homes. Kaufmann also added accent walls made of sustainably-harvested Ipe wood to create a warm, natural-looking exterior. Ellen Rockne actively collaborated with Kaufmann, researching sustainable materials and systems for her new home. Since sun shading is critical in Santa Barbara, Kaufmann crafted a system of operable trellis louvers over the courtyard. The louvers can be opened in the morning or throughout winter when extra light and warmth are needed, but they can be closed in late afternoon and during the summer when the sun becomes too intense. Another innovative louver system was also installed on a sliding track for the three bedrooms on the second floor. These sleek louvers act like a screen, allowing ventilation into the bedrooms while shielding them from the intense light. Large boulders excavated during the site work were collected and used as design elements in the central garden. The courtyard between the breezespace and studio provided the ideal location for Ellen’s singing performances. The landscape is designed to accommodate an audience while Ellen uses the breezespace as an ad hoc stage. Unlike many clients, who desire screening from neighbors and roads, Ellen and Brian had a different outlook. The couple wanted a feeling of connection to their neighborhood’s street life. “We want to bring back the front porch,” said Ellen, “we plan to sit on the front deck and talk to people as they walk by.”</image:caption>

      <image:caption>The First Home Light, simplicity, and sustainability – these are the inspiration for our home design. In 2002, when my husband, Kevin Cullen, and I were looking for an affordable home to buy in the San Francisco Bay region, we were frustrated by the lack of options. From this challenge, however, came Kaufmann’s determination to create an alternative, and the design for our home was born. Since we wanted an affordable home, we knew that much of the challenge in the design would be making it “feel” big even though the square footage was modest. We created models to study light and window placement. Recognizing that smart design choices can drastically reduce homeowner’s reliance on energy-demanding air-conditioning systems, I studied prevailing breeze patterns. My own negative experience with unhealthy indoor air in a rental home convinced me that the design should prevent unhealthy mold and moisture accumulation. The home’s foam cell insulation and green materials ensure a healthy, clean indoor environment. The interior embraces form, function, and aesthetics. Light-colored, rapidly-renewable bamboo flooring and an elegant open floor plan make the home appear spacious. A stepped kitchen island screens clutter without closing off the space to other rooms. One of the more notable features of the home is an FSC-certified wooden storage bar that stretches along an entire wall of the living room space. The wooden bar, with its sliding doors, not only offers considerable storage options, but it is also easily customized. It can be designed to accommodate collections of books, artwork, or any number of other objects. This allows the living space to remain open and uncluttered, adding to the spacious feeling. Most importantly for Kevin and I, who are committed to sustainable living, we designed the home to have as little impact as possible on the environment. The dual-pane glass windows and doors placed throughout the home maximize cross-ventilation and natural lighting while minimizing the need for artificial lighting and climate control. The main living space features a long wall made of sliding glass that, when open, allows natural light and air to flow through the home, reducing dependence on central air-conditioning. Ample kitchen windows bathe surfaces with natural light, and strategically-placed skylights and windows offer privacy and light in bathrooms. Bedrooms in the home feature clerestory windows and sliding glass doors to further promote natural lighting and ventilation, as do exterior gliding wood sunshades. The sloped roof encourages hot air to move upwards and quickly out of the house, and it is designed to accommodate the placement of solar panels. LED and fluorescent lighting as well as Energy Star appliances all promote energy sustainability. The sliding doors and wood screens further extend the home’s usable space by opening on to generous decks and a stunning view. The merging of sustainability and beauty is best observed in the exterior design. Here, long-lasting, low-maintenance materials such as cor-ten steel provide warmth and allow the home to nestle unobtrusively into its hillside lot. Unlike the cold, harsh image that “steel” conjures in most people’s minds, cor-ten steel is almost velvet-like in its appearance and texture, a tactile material reminiscent of the beautiful rusted steel structures of my childhood in Iowa.       <image:caption>“A Project That Other Cities Would Die for, Including Cupertino!” “A Project That Other Cities Would Die for, Including Cupertino!” Article by the RegistrySF March 18, 2017   In a fairly brief and straight forward city council session in Mountain View last night, the members of the council unanimously approved Google’s 595,000 square foot 2000 North Shoreline Boulevard, also known as Charleston East office development. The only exception was Mayor Ken Rosenberg who had recused himself from the discussion. The 18.7 acre project site sits on two vacant properties currently leased to Google by the city until 2063 with options to extend up to additional 40 years. The location is part of the North Bayshore Precise Plan Area and next to the Shoreline Amphitheatre, which is leased to Live Nation. The development plan calls for a two-story office structure with a basement level for building facilities. The building would feature an iconic canopy roof structure, made up of separate roof panels, held up by a grid of poles. It would seek a LEED Platinum certification and be what the company describes one of the healthiest buildings in the world. “We’re shooting to create the ultimate healthy building and seeking to transform the industry in the process through having healthy air quality, natural materials as well as having all of the materials that we use be vetted and sourced through Google’s rigorous healthy materials requirements program,” said architect Michelle Kaufmann, who was one of the people representing the vision for the development at the meeting. The development would also feature a 2-acre public plaza on the southeast corner of site, along with a series of outdoor areas for recreation. “From the Precise Plan we distilled into three main themes: community, nature and innovation,” added Kaufmann as she went to provide a tour of the future development and outline the project in more detail. One of the more impressive features of the development is the canopy roof that covers the structure below. It will be made of photovoltaic shingles that will create 4 megawatts of electricity to power the building. “This is not a typical PV. We’re working closely with a solar manufacturer to develop a new type of panel that is bird safe, minimizes reflectivity and appears grey, rather than black, providing an architectural finish that flows seamlessly with the landscape,” said Kaufmann. All the rainwater from the canopy will drain to the basement where it will be collected for reuse like toilet flushing, irrigation and building cooling. Part of overall potable water strategy was created to reduce water usage by over 40 percent, and an integral part of that will be a system in the basement of the building that can store 720,000 gallons of rain water. More than 380 native trees will be added to the development, although approximately 200 would be removed, as well. One thing that Google is taking very seriously is transportation. It is locating a 1,200 parking facility inconveniently across the street in order to encourage Googlers to use bikes and other means of transportation. The city itself has set aggressive goals in that regard, a 45 percent drive alone rate and 10 percent car pool rate, which Google has exceeded, according to the team that attended the meeting. A number of organizations and its leaders from the city attended the meeting, including members of the school district, the Mountain View Chamber of Commerce and the Sierra Club. The feedback was nearly unanimously positive, with most the praise given to Google as a good corporate citizen that supports the efforts of these organizations financially and through volunteer work. Without many lingering questions the council moved to vote and approved the project with Vice Mayor Leonard Siegel, who presided over the discussion proclaiming, “I strongly support this project, it’s really exciting. I just wanted to say this is a project that other cities would die for, including Cupertino!” The statement resulted in a thunderous laughter from the audience. The project is set to move very quickly with grading scheduled for April and May of 2017 and steel completion by the end of the year, according to the company’s representatives.  </image:caption>
